Out-of-State Buyer's Guide

Your Complete Montana Home Buying Guide — A to Z

Moving to Montana from out of state is one of the biggest decisions you'll ever make. This guide covers everything — from your first phone call with me to the day you get your keys. Read it once, bookmark it, and know that I'm here for every question along the way.

01

Buyer Representation Agreement

The agreement that allows me to represent you as your buyer's agent.

This simply says: Christina is my Realtor and she is helping me buy a home.

02

Agency Disclosure

Montana requires real estate professionals to explain agency relationships in writing.

This answers: Who is working for me?

03

Pre-Approval or Proof of Funds

Your lender pre-approval letter or proof of available cash funds.

This tells everyone: I am ready, willing, and able to buy.

04

Montana Residential Buy-Sell Agreement

The main purchase contract — the Montana Association of REALTORS® Residential Buy-Sell Agreement Including Earnest Money Receipt.

This says: I want to buy this property and these are the terms. It becomes the roadmap for the entire transaction.

05

Earnest Money Deposit

A good-faith deposit that accompanies your offer, typically held by the title company.

This says: I am serious about buying this home.

06

Seller Disclosures

The seller's written disclosure of known material facts about the property's condition.

This is where the seller says: Here is what I know about the property.

07

Inspection Contingency

Your right to investigate the property's condition during a defined inspection period.

This is your opportunity to verify: Is this home what I expected it to be?

08

Addenda

Additional documents that modify or add to the Buy-Sell Agreement.

Addenda are how we customize the contract to fit your specific situation.

09

Financing and Appraisal

Your lender verifies income, assets, and employment, then orders an appraisal.

The bank is making sure: This purchase makes financial sense.

10

Title and Escrow

The title company researches ownership history and manages the escrow process.

Escrow is the safety zone between Offer Accepted and Here Are Your Keys.

11

Closing Disclosure

The final document showing all numbers — loan terms, interest rate, closing costs, and cash to close.

This answers: Exactly where is my money going?

12

Final Walk-Through

A final visit to the property before closing to verify condition and confirm agreed repairs.

This is your chance to confirm: Everything looks right.

13

Closing Documents and Recording

Final signing of loan documents, deed, settlement statement, and all closing paperwork.

These documents say: Everything is complete and ready to close.

Closing day is the finish line — and the starting line. Here's what happens when you get the keys.
